Rental terms & conditions
By paying the rental price, the tenant agrees to these terms.
In the event of any discrepancy between the language versions, the Czech text shall prevail.
Heating and ventilation
The house has underfloor heating, and the apartments in the attic have radiators. In rooms with a thermostat you can set the desired temperature. Please do not tamper with the heating and water heating controls in the utility room. In winter, ventilate briefly and intensively.
Damage and deposit
- The landlord has the right to cover any damage to the equipment of the house caused by the tenant from the deposit (the refundable damage deposit). If the damage exceeds the deposit, the landlord is entitled to compensation in full. If the house is handed over without damage upon departure, the deposit is returned in full.
- Please report any shortcomings or defects found on arrival to the landlord or his representative immediately.
- Ski boots damage wooden floors. Please change your shoes in the entrance hall.
- If a set of keys is lost, the security lock cylinders must be replaced. In that case the tenant will pay the actual costs, at most 5,000 CZK.
- Handling open fire is strictly prohibited throughout the house.
Emergencies and power outage
- In the event of a water leak, close the main shut-off valve in the utility room to the right of the entrance door and inform the landlord.
- In the event of a power outage, you can restore the supply using the relevant circuit breaker in the distribution board in the utility room or the main circuit breaker in the electrical cabinet outside. The key to the cabinet is on the heat pump in the utility room. If problems recur, please inform the landlord.
Tenant’s property
When leaving, please close the windows and lock the entrance door. The landlord is not responsible for damage to or theft of the tenant’s property, nor for damage to cars parked at the house.
Pets
The tenant may accommodate only the animals listed in the Booking confirmation. Keeping dangerous animals (snakes, scorpions, spiders, large predators, etc.) is prohibited. For an unreported animal the tenant will pay 200% of the pet fee according to the valid price list for the entire stay. The landlord may use the deposit for this.
Unreported persons
Without prior agreement with the landlord, unreported persons may not stay overnight in the chalet or use the wellness area. For each unreported person the tenant will pay 200% of the accommodation price according to the valid price list for the entire stay. The landlord may use the deposit for this.
Waste and cleaning
- Take mixed waste in plastic bags to the bins in front of the chalet. Please take the paper and plastic sorted in the kitchen to the sorted waste containers in the village.
- Before departure, empty all bins, put dirty dishes in the dishwasher and run it.
- Cleaning supplies are available in the utility room and in the laundry room in the attic.
Wi-Fi
You will find the Wi-Fi network name and password on the stand under the TV in the dining room.
Skis and bikes
Please do not bring skis, snowboards or bikes into the house; store them in the shed next to the house. The shed also holds firewood for the tiled stove and the outdoor fireplace. You can dry ski boots in the utility room.
Safety
- The landlord is not liable for injuries caused by carelessness, failure to observe safety rules or insufficient supervision of children and persons entrusted to your care.
- Beware of the slippery floor in the wellness area. The heavy thermal cover of the hot tub should always be lifted by an adult. Never leave children in the hot tub without adult supervision.
- The tiled stove, washing machine, dryer, kitchen appliances, sauna and hot tub may only be operated by persons over 15 years of age.
- Children may use the trampoline only under constant adult supervision. The trampoline has safety features (spring covers, safety net), but caution is still necessary. The landlord is not liable for injuries caused by its use.
Wellness
- Children up to 15 years of age may enter the wellness area only when accompanied by a person over 15 years of age.
- Entering the wellness area and using the equipment is at your own risk.
- The sauna and hot tub should be used only by healthy persons without heart conditions or infectious diseases.
- Do not enter the hot tub or sauna under the influence of alcohol or other intoxicating substances.
- Shower before using the hot tub or sauna.
- The floor and the steps to the hot tub may be wet and slippery, so move carefully.
- Do not handle electrical appliances in the sauna and hot tub area; there is a risk of electric shock.
- Dogs and other animals are not allowed in the wellness area.
- If you step outside from the wellness area, make sure the outside door does not close behind you. The frost is pleasant only for a moment.
- After use, please wipe the floor and ventilate the room.
Hot tub care
In the hot tub we use chlorine-free chemistry, which is just as effective as chlorine, without the unpleasant smell and without chloramines. For clean water it is important to:
- shower thoroughly before entering,
- not have more than 5 people in the hot tub at a time,
- not eat or drink in the hot tub,
- not let animals into the hot tub.
The water level should not drop below the upper jets, as the pumps could be damaged. Water that escapes (evaporation, splashing) must be topped up. Use the spray hose behind the hot tub (first carefully remove the removable cover over the sand filter). If the water is slightly cloudy, use the disinfectant tablets available in the wellness room and the powder (oxi shock). Failure to follow the instructions may lead to damage to the hot tub or the need to replace the water, which the landlord may assess as damage (replacing the water as a result of neglected care is charged at 1,000 CZK).
If the hot tub or sauna cannot be used for technical reasons on the landlord’s side, the tenant is entitled to compensation of 450 CZK for each such day. A power outage is not considered a technical reason on the landlord’s side.
Registration of guests
The accommodation provider is required by law to register accommodated persons and to report foreign nationals to the Foreign Police of the Czech Republic. Accommodated persons are obliged to provide the necessary personal data.
Cancellation of reservation
You will find the cancellation fees in the Prices section.

Smoking is prohibited throughout the interior of the chalet, including water pipes. Smoking is permitted on the terrace in front of the house, where an ashtray is provided for cigarette butts.
